Susan was with us every step. My wife and I relocated to the south suburban Chicagoland but only had a couple weeks to find a home. My sister and I were tasked with the job of selling our mother's house. I called Susan Jenner who had sold my prior home. Susan got us on track stressing the importance of getting the house listed ASAP. Susan walked the property, helping us to determine what we needed to do and provided suggestions on how to stage the house. We were able to list the house in a few weeks and it paid off. Sue Jenner was able to sell our home at 1 Ashley Oaks Lane in Flossmoor despite a significant increase in our already ridiculously high property taxes. It seemed that nearly everyone viewed our home quite favorably , but convincing a potential new owner to take on over $31,000 in annual property taxes presented a challenge. As the Spring of 2019 arrived, Sue began her Luxury Home Tours. The tours were very successful and attracted potential buyers from various walks of life. One attendee loved our home and had a very favorable personal arrangement with payment of property taxes. Sue assisted us with the process of negotiating and executing the contract as well as all other arrangements through closing. Did I mention that Sue also sold us the same home nine years ago? Sue thought my house was worth considerably more than any other realtor. Aside from Sue, I met two other realtors. Sue's suggested offering price was about 15% higher than what the other realtors thought the property was worth. I was concerned that Sue might be pricing the property too high, but she proved me wrong. Within about a month of listing the home with Sue, I got an offer at the full offer price with a concession that I would provide up to a 3% credit to the buyer to cover her closing costs. I decided to accept this offer, because many buyers in this market request these types of closing cost concessions. As it turned out, I didn't have to provide the full 3% concession. The buyer's lender only allowed me to pay 1.5% of the buyer's closing costs. The other realtors I had interviewed prior to selecting Sue offered to charge a lower commission than Sue, but if I had listed the property with one of them, I would have left a lot of money on the table. After the sale closed, I looked at recent sales in the neighborhood and my sale stood out from all the others. It was by far the highest recent sold price in that neighborhood. Aside from this there is another key reason I decided to hire Sue to list my property. I looked at Sue's online listings. I thought her professional photos did a much better job at advertising her listings than what I saw in the other realtor's online listings. One other factor that influenced my decision to hire Sue was a very positive recommendation from a neighbor, who had recently hired Sue to sell his house. Overall it was a very pleasant experience. Of course no one likes to get far less than what we paid for this property 15 years ago, but we accepted it as the current reality. We would have liked to see more people to come and see the property, as the average was less than 2 buyers/month. Under such low visit rate we also felt the advice to "stage" the house at a considerable cost was not the most pragmatic advice since our problem was not so much that people didn't like what they saw, but that people didn't show interest in the first place.
